What Do UCB and CCBS Represent?
Most people searching for homes are familiar with the common home sales statuses of Active, Pending and Sold.
In the Arizona Regional MLS (ARMLS), which we use for searching homes and land in Scottsdale and the Greater Phoenix area, there are two additional statuses that you might want to know about. Both of them are sub-statuses of the Active category.
In December 2012, the UCB status was implemented. UCB indicates that a home is “Under Contract – Backups.” That means that that particular property has an accepted contract on it, but that the sellers have requested in writing to keep marketing the home in hopes of getting backup offers.
In December 2015, another status was introduced. CCBS stands for "Contract Contingent on Buyer Sale." In this case, the seller has accepted a contract, but it is contingent upon the buyer selling their existing home. This new classification gives homebuyers and agents a little more insight into a home's sales status.
However, if the sellers do not request in writing that their home is to be placed into UCB or CCBS status, then the home will placed into Pending status. This is regardless if there are any contingencies like the ones as outlined above.
Once the contingencies have been lifted, the home will ideally go into Pending status or it will go back to Active, which indicates that the contract has fallen through.
